Commercial intercom is not residential intercom — and most installers don’t get the difference
Commercial buildings don’t price per unit. They price per entry point. They don’t manage residents — they manage tenants, visitors, contractors, cleaners, deliveries, and after-hours staff, often with separate credential systems for each. Generalist intercom installers built around residential apartments will quote you a residential system at residential prices, and then you’ll spend the next five years working around the gaps.

- Mobile-first facilities admin — Add or remove tenants, generate visitor codes, audit logs — all from a browser or phone. No truck roll for routine credential changes.
- SLA-backed service contracts — Front entrance failure in a 200-tenant office is a business interruption. 4-hour SLA on critical faults isn’t a nice-to-have — it’s mandatory.
- Tender-ready paperwork — Certificates of Currency, scope-of-works, manufacturer certifications — all ready to attach to the procurement package.
Commercial pricing — per entry point, not per unit
This is the single biggest mental shift for committees moving from residential thinking. A 50-unit residential building has 50 indoor stations, one front entrance, and per-unit pricing. A 50-tenant office tower has one front entrance, one basement entry, one loading dock, possibly an after-hours staff entry — and each entry point gets a full Akuvox system at $9,500 (Bronze) to $22,000 (Gold) per entry point.

The seven commercial building types and how each one’s intercom differs
Office Towers
The standard commercial intercom case. Multi-tenant office buildings need front lobby + basement parking + loading dock at minimum. Red flags when evaluating commercial intercom installers
- Per-unit pricing only — Installer doesn’t understand commercial vs residential. Walk away.
- “We integrate with everything” — Without naming actual access control systems (HID, Salto, etc), this is marketing fluff. Ask for specific integration documentation.
- No audit logging mentioned — For commercial buildings, audit trails are mandatory. If the installer doesn’t lead with this, they’re a residential installer pitching commercial.
- No SLA in writing — Verbal “we’ll be there fast” doesn’t survive an after-hours front-entrance failure. Get the SLA in the contract.
- No tender package experience — Commercial buildings buy through procurement processes. Installers without tender experience will struggle to deliver the paperwork your procurement team needs.
- No mention of after-hours protocols — Commercial intercom is 80% about after-hours access patterns. If the installer’s pitch is residential-only, they don’t get it.
